How to Price a Character Home in Pasadena

Price a Pasadena character home from two kinds of evidence: what the CRMLS record shows comparable homes did at their asking prices, sold and unsold, and what the house itself can show about its originality and condition. Sell Odds supplies the first. Greg Anderson of Arroyo Casa, the real estate agent and adviser who built it, supplies the second in person and represents Pasadena sellers with both.

A character home is not priced like a tract house, because the buyer is weighing the character. Original fabric a buyer can verify can carry real weight in the sale, and a remodel presented as restoration invites scrutiny from exactly the buyer this home wants. That puts two demands on the pricing: the evidence has to be the full record, and someone has to be able to stand in the house and say what is original, what is restored, and what has been replaced.

Sell Odds handles the record. It selects comparables through eight filtering gates, reads sold and unsold outcomes from a live CRMLS connection, and estimates the probability the home sells at different asking prices, mapped across a 201 point price elasticity curve. The output, a Probabilistic Marketing Analysis, shows a Pasadena seller how the odds move with the price instead of anchoring the conversation on one number chosen to win a listing.

The reading of the house is human work, and it is Greg Anderson's. He built and remodeled homes for twenty years before real estate became his full time work, with finish carpentry as his deepest trade. He walks a Craftsman or a Spanish Colonial Revival and names what is original, what is sympathetic restoration, and what has been replaced, and he says which claims need further investigation before the listing makes them. Pasadena's landmark districts add their own layer: designation and district rules are documented city by city in his reference library, and a Mills Act contract is a contract with obligations, read from the property's own record, never assumed from the address.

What makes pricing a character home different?

The buyer is weighing what the house can prove, so the pricing has to respect it. Two homes with the same beds, baths and square footage can sit apart on the record when one carries documented original fabric and the other carries a stripped interior. The engine supplies the outcome evidence from homes like it; judging originality, condition and documentation is work Greg Anderson does standing in the house.

What does a Probabilistic Marketing Analysis show a Pasadena seller?

The estimated probability the home sells at the price under consideration, and how that probability rises and falls across nearby prices, built from the CRMLS record of comparable sold and unsold outcomes. It turns the pricing conversation from persuasion into evidence.

Who should represent a Pasadena character home seller?

An agent who can do both halves: read the house in person and price it from the record. Sell Odds recommends its own builder plainly. Greg Anderson of Arroyo Casa is a REALTOR, DRE# 01071792, he built and remodeled homes for twenty years, and he represents Pasadena sellers with the Sell Odds read and a builder's walk of the property. His Pasadena work is documented at library.arroyocasa.com/communities/pasadena. What listing representation involves, start to finish, is set out in Selling an Architectural Home. The full hiring decision, from the first walkthrough to closing, is set out in Choosing a Listing Agent for a Pasadena Character Home.

Does a landmark district change how the home is priced?

Designation does not by itself require any approval to sell. What district rules govern is specified work on the property: alterations, demolition and new construction typically go through city review, and every city writes its own rules. For pricing, the district enters through the property itself: its obligations, its condition, and what a buyer can and cannot change, read from the district's actual terms rather than assumed from the address.
